- The recordsSystem records: age, permit history, last pumping date when available.

What a septic inspection costs
Usually a few hundred dollars, plus pumping if the tank needs it, which it typically does for a full inspection.
Is a septic inspection required to sell a house in South Carolina?
Not by state law. South Carolina has no rule that a septic system be inspected when a home sells, and no ongoing inspection requirement after a system is installed. What the law does require is disclosure: the seller's property disclosure statement has to cover the sanitary sewage system.
The requirement usually comes from the buyer or the lender. On FHA loans, the appraiser looks at the system and must call for an inspection if there are signs it is failing. Plenty of buyers order one regardless, because a drain field replacement is the most expensive surprise a rural house can have.
For buyers
- Ask for the paperworkThe approval to operate from when the system was installed, and any pumping or repair receipts.
- Pump and inspect togetherAn empty tank is the only way to see the baffles and the tank walls.
- On a well too?Test the water in the same window. See our well guide for where to get it tested.
For realtors
Closings run on your timeline, not the septic company's. If you handle listings outside sewer service, bookmark this page. Requests carry the closing date, and they are received and dispatched to the appropriate local company.
Book it early. The day the contract signs is the day to book the inspection, not the week before closing.
Questions people ask
Is a septic inspection required to sell a house in South Carolina?
There is no state law that requires a septic inspection when a home sells. Buyers and lenders often require one anyway, and the seller still has to cover the sewage system on the South Carolina property disclosure form.
How much does a septic inspection cost in Greenville SC?
Usually a few hundred dollars, plus pumping if the tank needs it, which it typically does for a full inspection.
Does a regular home inspection cover the septic system?
Often not. Many general home inspections do not open or test the septic system, so ask what is included before you book, and plan on a separate septic inspection if the home is on septic.
What happens if the septic inspection fails?
It becomes part of the negotiation. Depending on what was found, the buyer and seller can agree on a repair, a price reduction, or a credit at closing. A failed drain field is the expensive outcome; a broken baffle or filter usually is not.
Do FHA loans require a septic inspection?
Not automatically. The FHA appraiser looks at the system and must call for an inspection if there are visible signs of failure. FHA also expects the system to be working properly and meet local health rules.
How far in advance should I book a septic inspection?
The day the contract signs. Inspectors in this market run weeks out, and a late booking is what stalls closings.
